What River Place's Shifting Median Home Price Actually Tells You

Search "River Place Austin home prices" on four different afternoons and you could come away with four different numbers. One site will tell you the median sits at $990,000. Another will say $1.5 million. A third splits the difference at $1,287,495. A fourth, pulling from active listings earlier this year, lands at $1,175,000. None of these figures are wrong. That is the part worth sitting with.

If you are comparing River Place against other Lake Austin and Four Points-area neighborhoods, the instinct is to treat the median as a fixed fact, something you can write down and carry into a conversation with a lender. In River Place, that instinct will mislead you. The number moves not because the neighborhood is repricing every few weeks, but because River Place is not one housing product. It is two, wearing the same name, and whichever one happens to be listed heaviest that month tips the average.

Here is what a buyer scanning multiple sources in 2026 would have actually found:

Four sources, four numbers, a spread of over half a million dollars, all within roughly a five-month window. That is not measurement error. It is a symptom of a neighborhood where the low end and the high end of the market have almost nothing in common except the same HOA newsletter.

One neighborhood, two very different products

The same neighborhood guide that reported the $990,000 median also noted that a two-bedroom, two-bathroom cottage-style condo can sell for around $550,000, while a five-bedroom, six-bathroom riverfront estate with a private dock can run as high as $7.5 million. Those two homes are both "in River Place." They are not competing for the same buyer, and they should not be averaged together and handed to you as if they represent a single market.

River Place's more than 1,000 homes split roughly into two camps:

Golf-fairway villas and garden condos, many in enclaves like The Greens at River Place, sitting on smaller footprints with views of the Tom Kite-designed course rather than the lake.

Custom estates and larger lots, some in enclaves like Milky Way at River Place, ranging up to an acre and a half, often backing to greenbelt or canyon views, with the highest prices concentrated near Lake Austin itself.

Home sizes across the neighborhood run from roughly 2,200 to more than 7,000 square feet, on lots between a quarter acre and an acre and a half. That range alone should tell you the median is a blended number, not a description of what any specific buyer will pay. If your search is filtered to "under $1 million," you are looking at one River Place. If it is filtered to "estate lot, lake view," you are looking at a different one entirely. The portal median splits the difference and calls it the neighborhood.

This matters practically. If you are comparing River Place to Bee Cave or Cedar Park using the median alone, you are comparing an average of two dissimilar product types against neighborhoods with more consistent inventory. The comparison looks apples to apples. It is not.
